What is the VA 36-month recoupment rule?
VA requires an IRRRL to recoup 100% of its closing costs within 36 months through the monthly payment savings. If the fees divided by the monthly savings exceed 36 months, the refinance does not pass and VA will not guarantee it.
What does an IRRRL cost?
The IRRRL funding fee is 0.50% of the loan and is waived for any service-connected disability rating. Lender origination runs 0% to 1% and many Oregon lenders waive it, plus title and recording fees.
