Common questions
Does 10% down lower the VA funding fee more than 5% down?
Yes. For a first-use VA loan the funding fee is 2.15% at 0% down, 1.50% with 5% down, and 1.25% with 10% or more down. Most Oregon buyers stop at 5% because the reduction from 5% to 10% is small next to the extra cash required.
Is the VA funding fee waived for disabled Veterans?
Yes. Any Veteran receiving or entitled to receive VA disability compensation for a service-connected condition pays no funding fee at all, at any down payment. Surviving spouses receiving DIC and Purple Heart recipients are also exempt.
Can I roll the VA funding fee into my loan?
Yes. The funding fee can be financed into the loan balance, so you do not pay it in cash at closing. On a $400,000 Oregon loan a 2.15% first-use fee of $8,600 would be added to the amount you finance.
